  • 1. When can I schedule a showing?

    Please contact us to schedule a showing. Please list the dates and times that work best for you and we will do our best to accomodate your schedule.

  • 2. What are the application costs?

    To keep application costs as low as possible, Three B Company leverages a premium screening plan, which reduces the TransUnion screening cost from $45 to $25 per applicant.


    We pass that lower rate directly through to our applicants and do not retain any portion of the screening fee. 


    Three B Company also covers the separate payment-processing fee, so your screening cost is just $25.

  • 3. Who needs to fill out an application?

    Any adult over the age of 18 will fill out an application and pay the non-refundable application fee.

  • 4. Do you run background checks?

    Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history. 


    If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

  • 5. Do you require a security deposit?

    Yes. The amount varies per rental and can be anywhere from 1-3 month's rent.

  • 6. How long is the lease term?

    Leases normally run for one year, sometimes with an option to renew.  Depending on the unit, we may be able to work with you on different terms.

  • 7. How quickly can I move in?

    We will work to get you moved in according to the timeline that works best for you. Your move in date depends on the status of the property you will be leasing.

  • 8. What does the tenant portal do?

    The Tenant Portal is an online tool provided for you at no cost. You will be able to:

    1. Pay your rent online.
    2. View your previous and upcoming payments.
    3. Add your renter's insurance information (if needed).
    4. Submit and track maintenance requests.
  • 9.) Can you provide a budgetary estimate on utilities for 1703-1713 W. State Street

    Gas & Electric (WE Energies): Historical annual averages range from $117–$190 per unit per month, or approximately $39–$64 per tenant per month based on three roommates.


    Water & Municipal Services: Water, sewer, waste management, and other municipal services are billed quarterly. Historically, these costs have averaged $25–$33 per tenant per month.


    Recommended budget: $75–$95 per tenant per month for combined utilities.


    Your actual costs will depend on your household’s consumption. Factors such as thermostat settings, seasonal temperatures, electricity usage, and water consumption directly influence your utility bills. Being mindful of your usage can help keep costs toward the lower end of the range.

    Water & Municipal Services: Water, sewer, waste management, and other municipal services are billed quarterly. Historically, these costs have averaged $21–$37 per tenant per month, based on quarterly charges of $64.47–$109.48 per tenant.


    Recommended budget: $65–$95 per tenant per month for combined utilities.

  • 11. Why should I rent with you?

    We are committed to providing fair, accurate information on the condition of every property.

  • 12. If something is broken, will you fix it?

    We will always fix everything that is our responsibility as outlined in your lease agreement. 


    If there are any damages that are not covered, please let us know and we may have a contractor that we can recommend.

  • 13. How often is rent due and how can I pay it?

    Rent is due monthly usually on the 1st of each month. 


    Depending on the property, you may be able to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer).


    If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed. 

  • 14. How do I access my Tenant Portal?

    If the tenant portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.
